Landlord rules in plain English (England)

  • Every year: a check by a Gas Safe registered engineer.
  • Within 28 days: give your tenants a copy (new tenants get it before they move in).
  • Keep it: hang on to records for at least 2 years.
The fuller version

Landlords must arrange a gas safety check of gas appliances and flues they provide at least every 12 months, by a Gas Safe registered engineer (Gas Safety (Installation and Use) Regulations 1998).

A copy of the gas safety record should be given to existing tenants within 28 days of the check and to new tenants before they move in; records are typically kept for at least 2 years.

Rules differ in England, Wales, Scotland and Northern Ireland, and they do change. This is a friendly summary, not legal advice. Double-check on GOV.UK.
