馃敟 So what actually is a gas safety certificate?

A gas safety certificate (often called a CP12 or landlord gas safety record) is a short report from a Gas Safe registered engineer saying your gas appliances, pipework and flues have been checked and are safe to use.

馃彔 Landlords

It's a legal must for rented homes: one check every year, with a copy to your tenants.

馃攽 Tenants

You should get a copy from your landlord. No copy? It's fine to ask, politely.

馃彙 Homeowners

Not legally required, but an annual check keeps your boiler happy and your family safe.

馃摝 Buyers & sellers

A recent record is a nice reassurance during a sale. Ask for one.

What to expect on the day

  • The engineer checks each gas appliance: boiler, hob, fire.
  • They test for gas tightness and check flues and ventilation.
  • It doesn't usually take long, but ask when you book.
  • You get the record, usually digitally, the same day.

How to get ready

  • Clear a path to the boiler, meter and any gas fire.
  • Make sure appliances are switched on and working.
  • Have previous records handy if you have them.
  • Tell tenants the date and time well ahead.

馃挿 What it usually costs

Honest answer: prices vary with the size of your home, what needs checking and how soon you need it. We don't make up "average prices". Get two or three quotes and compare like for like. Check what's included: is a certificate copy extra, and what about re-visits?
