Gas safety record (CP12)
Once a year if you rent it out. A Gas Safe registered engineer checks your boiler, hob and fires, then gives you the record.
EICR
Every 5 years for rented homes in England. An electrician checks the wiring and gives you a report, called an EICR.
EPC
Lasts 10 years. It rates how energy-efficient a home is. Renting out in England or Wales? You currently need an E or better. The government has confirmed this rises to the equivalent of a C by 1 October 2030, once the new law is in place (see the timeline).
General guidance for England only; rules differ in Scotland, Wales and Northern Ireland. Check GOV.UK for current requirements. Also: plumbing and water safety ยท inventories and check-in reports.
