Energy upgrade funding for landlords: start with your EPC

Improving your EPC rating? Here's the funding that's open right now, who it's for, and the order to do things in.

Guide · Last checked 19 October 2026 · Friendly summary, not legal advice.

Do it in this order

  1. Get a current EPC. Its recommendations are your shopping list, and most schemes ask for one. Find a local EPC assessor.
  2. Check the funding below against the EPC.
  3. Get quotes from heating engineers (gas & heating) and electricians. Heat pump grants need an MCS-certified installer.
  4. Get a new EPC after the work so the better rating counts.

The minimum EPC rule

Private lets in England and Wales generally need an EPC rating of E or better unless an exemption is registered. (GOV.UK: Domestic private rented property minimum energy efficiency standard) The government confirmed in January 2026 that the minimum will rise to the equivalent of EPC C for all private tenancies by 1 October 2030, with a £10,000 cost cap per property. That still needs new legislation, so E remains the legal minimum for now. (GOV.UK: Improving the energy performance of privately rented homes, government response)
